Chapter 01

Plan the opening before the framers leave

Most garage door problems on a new build were born in the framing. A door can only be as good as the opening it hangs in, so we give builders a short list of what we look at before and during installation. It is the same list our crews carry, and it is easier to meet while the carpenters are still on site than after the drywall is up.

First, the opening itself. Openings must be square so the door runs true in its tracks. The door has to sit level at the opening so the seal closes evenly along the floor, and the lintel above it needs to be leveled, because the track and spring assembly hang from that line. A lintel that sags or twists by even a little shows up later as a door that binds or drifts.

Then the details around the opening. A power socket belongs in the proper location for the opener, ideally set before the ceiling is closed. Door jambs and window reveals should be plumb for a better appearance from the street. Where two doors sit side by side, there needs to be sufficient minimum distance between them. And the approach has to give a smooth vehicle access, because a driveway lip that scrapes a bumper makes the best door look like a mistake.

Sequencing with the rest of the build

Timing is the other half of the job. We recommend installing a garage door after completing the floor so it is at the right height. A door hung before the slab is poured or finished is set to a guess, and a guess shows up as a gap under the seal or a door that will not clear a thick floor coating. Waiting until the floor is done lets us measure to the finished surface and hang the door once.

We know builders run to strict deadlines, and a late door holds up everyone behind it. Our crews work to the schedule you give us, and we would rather say plainly that a floor is not ready than hang a door that has to be adjusted later. Our installers are experienced, and we still do not leave the last look to the people who did the work. A dedicated quality control technician checks every new-construction installation after it is done. It is a separate person with a separate job, which is what makes the check mean something.

For a builder, that second set of eyes matters because the first call about a sticking door does not come to us. It comes to you, from a buyer who just closed. Catching a track that is a hair out of plumb, or a seal that is not sitting evenly, before the homeowner ever sees it protects your reputation as much as ours.
