Garage Door Maintenance for Northwest Arkansas Homes

A garage door goes up and down thousands of times, through humid summers, cold snaps and spring storms, and most people only notice it when it stops. A short check each season catches the small things: a dry roller, a loose bolt, a seal that has gone brittle. Here is what we look at on a door in Springdale, Fayetteville or Bella Vista, and what we would leave to a technician.

Start with a look and a listen

Run the door through a full cycle while you stand back and pay attention. Watch for jerky movement, a door that rises crooked, or a gap that appears on one side. Listen for grinding, scraping or popping. Then look at the hardware with the door closed: hinges, brackets, rollers, tracks, the torsion spring above the opening and the cables running down each side. You are looking for rust, bent metal, loose fasteners and frayed cable strands.

Clean and lubricate

Wipe out the tracks with a rag so dirt and old grease do not build up in the channel. Then lubricate the moving parts with a lubricant made for garage doors: hinges, roller stems, and the torsion spring coils. Skip the tracks themselves, since grease there only catches grit. Wipe off any excess so it does not drip onto your car.

Seals, balance and safety tests

Look at the rubber seal along the bottom of the door and any weatherstripping around the frame. If it is cracked, flattened or pulling away, replace it. A good seal keeps out rain, leaves and mice, and it helps a little with summer heat.

Three quick tests are worth doing each season:

  • Balance: with the door closed, pull the red release cord and lift the door by hand to about halfway. A balanced door stays put. If it drifts up or slams down, the springs need attention.
  • Auto-reverse: lay a board flat under the door and close it with the opener. The door should touch the board and reverse right away.
  • Photo eyes: wave an object through the beam while the door is closing. The door should reverse. Wipe the sensor lenses clean and make sure they are aimed at each other.

Springs, cables and drums are the parts to leave alone. They hold stored force, and adjusting them is a technician's job.

A seasonal rhythm for Arkansas

Spring is the big one. After a winter of freezing nights, clean the tracks, check the seals, and look for rust where water pooled along the bottom edge. Summer heat and humidity are hard on steel and wood alike, so keep an eye out for swelling, rust and sticky rollers. In fall, replace worn weatherstripping before the cold arrives, and clear leaves from the bottom seal. In winter, watch for the bottom seal freezing to the slab, and do not force a door that is stuck. After any storm with hail or high wind, repeat the look-and-listen check.

If you are turning the garage into living space

More families are using the garage as a home gym, a workshop or a quiet desk space. The door matters more in that case. An insulated door and good seals help hold the temperature steady, and a belt-drive opener runs quieter than a chain drive if the room is next to a bedroom. Daily use also means more cycles on the springs. If you plan to open the door for ventilation in summer, keep it well balanced, and have a technician look over the cables and springs first.
